Built for vendor relationships spread across properties, facilities, sites, or offices.
SGG is most useful to organizations with vendor relationships spread across more than one property, facility, site, or office — recurring service vendors, decentralized operating decisions, and enough scale that small differences in pricing, scope, documentation, or contract management can compound across the organization.
How much money flows through the relationships being reviewed?
The sources below provide context and useful expense definitions. Their scope varies: some isolate contract services; others include payroll, supplies or utilities. Your own 12-month AP export establishes the recurring outside-service spend that SGG can actually review.
Start with property or location, vendor, invoice number, date, amount, GL/account and description. Separate one-time work, internal costs and credits before calculating the annual baseline.

Acquisition-Driven Multi-Location Businesses
Each acquisition can add another layer of inherited vendors, contracts, pricing, and local practices. SGG helps establish the inherited baseline, compare it across the organization, identify opportunities for alignment or consolidation, and then govern the resulting structure over time. Acquisition-driven organizations often inherit the most fragmented vendor relationships of any group SGG works with — and are frequently the strongest fit for this work.
Common starting categories: Begin with inherited recurring contracts—typically pest control, waste and recycling, landscaping, security, HVAC, telecom, and the acquired company’s industry-specific services.
Start with the inherited spend. There is no single industry percentage for an acquisition strategy. Reconcile each acquired company’s AP export by vendor, location and review period. Use its underlying industry benchmark only where the scope matches. Census reporting guidance also separates the period a firm operated acquired establishments; a partial year should not be mistaken for a full-year baseline.
Healthcare, Dental & Veterinary Networks
Growth and acquisitions can bring inherited vendors, contracts, pricing structures, and service standards. SGG helps create a common view across locations and identify what should remain local and what may benefit from standardization.
Common starting categories: Medical waste, document shredding, linen service, pest control, waste and recycling, HVAC maintenance, security and access monitoring, and commercial-kitchen services where food service is operated.
Separate facility services from care costs. Medical, dental and veterinary networks have different cost structures. Hospital or nursing-home totals cannot stand in for all three. Start with medical waste, cleaning, linen, security and maintenance vendors in AP. CMS cost reports organize institutional-provider costs by cost center. Those totals do not establish a common recurring-vendor spending ratio for hospitals, dental practices and veterinary clinics.
Industrial & Warehouse Networks
Sites differ in size, geography, equipment, and operating requirements. SGG helps compare recurring vendor relationships across the organization while distinguishing legitimate site-specific differences from unnecessary fragmentation.
Common starting categories: Waste and recycling, pest and bird control, landscaping, security and access monitoring, HVAC maintenance, dock, door and gate maintenance, industrial cleaning, and commercial-kitchen services where a cafeteria is operated.
Maintenance is material; outside services are a subset. NIST estimated $57.3 billion in machinery-maintenance expenditures for selected U.S. manufacturing industries in 2016. This includes more than recurring vendor services and does not cover warehouse networks generally. Use site AP records to isolate the outside-service portion; production and maintenance decisions remain with your operators.
Property Management & Multifamily
Properties enter and leave management, unit counts change, and regional concentrations shift. SGG can help determine whether recurring vendor arrangements, pricing structures, and preferred-vendor relationships still fit the portfolio as it exists today.
Common starting categories: Pest control, waste and recycling, landscaping, elevator maintenance, security and access monitoring, laundry agreements, utility-billing services, and bulk telecom.
Categories do not map to vendor spend. NAA’s 2021 survey reports Contract Services separately from Repair & Maintenance and excludes trash removal from the Contract Services category. Its per-unit figures also differ by property type and subsidy status, so a single published figure cannot be applied across a portfolio. Confirm today’s recurring-service scope from AP.
Retail & Restaurant Groups
Locations open, close, relocate, or change formats. SGG can compare recurring services across locations and regions, identify inconsistent pricing or scope, and determine where regional or enterprise purchasing may be worth testing.
Common starting categories: Waste and recycling, pest control, grease-trap service, linen, mat and uniform service, HVAC and refrigeration maintenance, security monitoring, and commercial-kitchen services.
Use the right expense categories. Census retail expense tables distinguish purchased services, but their definitions combine refuse removal with utilities and place janitorial services in a broader residual category. Restaurant occupancy medians of 5.7% of sales for full-service and 5.2% for limited-service operators in 2024 are published by the National Restaurant Association; those are occupancy costs, not recurring-service spend. Identify waste, pest, linen, grease-trap and maintenance payments directly from AP.
Senior Living & Hospitality
Local needs can vary by facility, but recurring services such as pest control, waste, HVAC, laundry, security, elevators, and janitorial can still be compared across locations. SGG helps identify where differences are justified, where pricing or scope has drifted, and where regional or organization-wide arrangements may create better value.
Common starting categories: Pest control, waste and recycling, linen and laundry, HVAC maintenance, elevator maintenance, security and access monitoring, outsourced janitorial, and commercial-kitchen services.
Department costs are not the same as vendor costs. CLA’s 2024 nursing-facility report lists 2023 median total costs per resident day of $13.53 for plant, $7.46 for housekeeping and $3.22 for laundry. These include internal costs and cannot be treated as outsourced spending. For hotels, CBRE separately identifies maintenance contract services such as pest control, elevator maintenance and waste removal. Use the applicable cost structure and confirm the outsourced portion from AP.
Manufactured Housing Communities
Communities are geographically dispersed and often combine common-area services and site-level vendor relationships that accumulate independently of one another. SGG helps establish a consistent, portfolio-wide record of what each community is actually paying for, under what terms, and why.
Common starting categories: Waste and recycling, pest control, landscaping and snow removal, common-area maintenance, security, fire/life-safety, and other recurring community-vendor agreements.
Self-Storage
Facilities typically run with lean on-site staff and recurring vendor relationships that are often set up locally, site by site. SGG helps confirm that pricing, service scope, and vendor terms remain consistent across the portfolio — or identify where they no longer do.
Common starting categories: Security and access-control maintenance, pest control, landscaping and snow removal, waste and recycling, fire/life-safety services, and other recurring site-vendor agreements.
Small differences in pricing, scope, or documentation rarely matter at one location. Across an organization, they compound.
Extend the review where the operating record calls for it.
Monthly or near-monthly vendor relationships usually form the core review. Quarterly, annual, seasonal, and event-driven services can be added when they apply.
Snow and ice removal · Pool maintenance · Parking-lot service
Fire-alarm, sprinkler and extinguisher inspections · Backflow testing
Generator maintenance · Window, façade and pressure-washing services
Commercial-kitchen services may include grease-trap pumping, kitchen-exhaust and hood cleaning, fire-suppression service, and related compliance inspections. They belong in the core review when billing is monthly or near-monthly, and in periodic coverage when service is quarterly, semiannual, or event-driven.
